Renovating a Victorian terrace in north London: where to begin
How to assess the existing house, set priorities and decide where change would be useful.

Renovating a Victorian terrace
A Victorian terrace can have generous rooms and still be awkward to live in. A kitchen may be cut off from the rest of the house, a dining room rarely used, or the route to the garden crowded with other activities. Before deciding to extend, look at where the layout is failing you.
We begin with the way the household uses the building. Which rooms are busy, which sit empty, and where is privacy missing? Those observations give the design a more useful starting point than a list of extra rooms.

01 - Read the existing house
Look at the house as it is now, including previous alterations. Proportions, windows and original details may be worth keeping. Elsewhere, an awkward opening or a poorly connected rear room may offer scope for change.
Structure, drainage and neighbouring properties affect the options. Check the planning context early, including conservation-area status and any other restrictions, so the design starts from a realistic understanding of the building.

02 โ Consider what each change would achieve
A new opening can connect rooms; a rooflight may bring daylight further into the plan. But a larger opening is not automatically a better one. The useful question is how a change affects movement, light and the way the room is occupied.
Keep places for retreat in the brief. A family may want a sociable kitchen and dining space while still needing a room where someone can read or work quietly.

03 โ From the studio: Upper Tollington Park
At Upper Tollington Park, a wedge-shaped plan and difficult boundary junctions made parts of the footprint awkward to use. We introduced a lightwell as a small walled garden within the plan. It brings greenery into daily view and a different quality of light into the surrounding space.
The limewashed walls pick up that light softly. The choice of finish and the arrangement of the plan were considered together, rather than treating materials as a final layer of decoration.

04 โ Set priorities before fixing the solution
A tight budget at Upper Tollington Park also meant planning the work in phases. Plumbing pipework was prepared during earlier work so fittings could be installed later. The sequence needed to be part of the design from the outset.
Compare the options against your priorities and the work each involves. Include surveys, fees, approvals and contingency alongside construction costs. If the work needs to be phased, discuss that before settling the scope.
Bring us the problems you want to solve. An initial conversation is followed by a separately agreed briefing stage.

Every home offers different opportunities, and the best solution isn't always obvious at the outset.
At ARCO, we begin with an initial conversation about your property, your aspirations and what you hope to achieve.
Through a separately agreed briefing stage, we establish priorities, understand the existing building and identify the opportunities and constraints that can inform the design.
