Renovating a home in a conservation area: what should you consider?
Establish which controls affect the property before developing the design.

Renovating in a conservation area
A conservation area, a listed building and an estate management scheme bring different requirements. More than one can affect the same property. Finding out which apply is part of understanding what can change and how to plan the work.

01 โ Check the conservation and listed position
Start with the local authorityโs designation information, conservation-area appraisal and any Article 4 directions. An appraisal explains what gives the area its significance; an Article 4 direction can remove specified permitted development rights.
Conservation-area designation concerns the character and appearance of an area. It does not make every house within it a listed building. Listed-building consent is a separate requirement for works affecting a listed buildingโs special interest and can apply to internal as well as external work.
The permissions needed depend on the property and the proposed alterations. Establish them before assuming a particular extension or external change is possible.

02 โ Beyond conservation areas: other restrictions to consider
Some homes are also subject to estate controls, covenants or leasehold conditions. These may require consent separately from the local authority.
For freehold properties covered by the Dulwich Estateโs Scheme of Management, changes affecting the external appearance require prior written approval under the Scheme. This operates separately from planning permission and building control. Leasehold properties may have additional or different consent requirements.
Check the ownership documents and applicable estate guidance at the outset. Approval from one body should not be treated as approval from another.

03 โ Two projects with different constraints
Upper Tollington Park (explore further, here) is our completed renovation of a Victorian terrace in a north London conservation area. Denmark Hill (explore further, here) is a rear extension and internal renovation within the Dulwich Estate; the property was outside a conservation area.
At Denmark Hill, estate requirements had to be considered alongside a brief to open narrow rooms towards a large garden. Additional structure enabled a full-width space; bespoke joinery concealed it and incorporated the required storage. The architectural brief and approval requirements both needed attention.

04 โ Make the requirements part of the design
Proportion, materials, roof form and the relationship with neighbouring buildings help determine how an alteration sits within its setting. Check these alongside the practical changes the household needs.
Building Regulations, structural design and any applicable party-wall requirements also need attention. A clear view of the relevant processes helps establish a realistic programme.
If your home has planning, estate or ownership restrictions, we can discuss them at the start and agree a briefing stage to establish the opportunities and constraints.

Considering renovating a home with planning or design restrictions?
Every property presents its own opportunities and constraints, and understanding what is possible isn't always straightforward.
Whether your home sits within a conservation area, is subject to estate management requirements or has other restrictions on alterations, a considered approach begins with understanding the building and the context in which it sits.
At ARCO, we start with a conversation about your home, your aspirations and what you hope to achieve.
Through our separately agreed initial briefing stage, we explore the property's opportunities and constraints, establish priorities and develop a clear foundation for the design process.
Based in Wood Green, we work with homeowners across London and beyond.
Whether you are contemplating an extension, a complete renovation or more modest alterations, we'd be delighted to discuss what might be possible.
